In many communities, there are beautifulhome developments that maybe located on a good commute route to your work, and others that may add an extra 30 minuteseach way! Your buyer agent knows the area and traffic patterns and can help you not waste your time looking in the wrong area.

If you are relocating, but won't need to buy until 3 months from now, it is wise to go ahead and select your buyer agent. Once you choose an agent, you can be set up to receive daily email updates of new properties as they come on the market, so you are familiar with prices and locations long before your buying decision. Some properties are even set up to offer virtual tours, so you can see the property inside and out from all angles!

It you are considering a brand new home, again it is wise to get your buyer agent selected first before going in to model homes or talking to the developers themselves. These seller's agents will be reluctant to split out the pre-built-in buyer agent commission if you go directly to them. When you select your buyer agent first, you will be pleased to get up front information on which builders have reputations for quality construction. You will also learn whichareas are most likely to appreciate, and you will get the inside scoop on the amenities and what is happening adjacent to your proposed purchase.

A good buyer agent will also take a very close look at your sales agreement to see if there are any hidden fees or other clauses that may be difficult to interpret. Real estate laws and disclosures vary from state to state, so smart buyers do their homework first by finding an experienced buyer agent who is very familiar with the area and knows how to protect your interests.
